FAQs

What is your Maximum and Minimum Loan size?

Our minimum loan size is  £ / € 1, 000,000. 

Our maximum loan size is £ / € 10, 000,000.

These are gross figures and include all fees and retained / rolled interest.

Lower and higher amounts available on request. 

What is your key criteria for lending?

We look at the following principles when analysing a loan structure.

Liquidity: The key element of each deal is understanding the liquidity of the asset that the loan will be secured against. This is to ensure a timely exit for the facility from the borrower.

Borrower Experience: A track record of successful schemes and or investments is required. Consideration will be given for contractor turned developer on development finance.

Adverse credit considered on satisfactory explanation.

What  LTV loan to values are considered?

In typical circumstances we will offer up to 75% LTV ( Loan to Value ) based on the OMV ( Open Market Value ) .

In circumstances we may offer up to 80% LTV if liquidity in the asset is high and borrower has sufficient financial resources in the background.

What Fees and Interest are charged?

Our arrangement fee is typically 2% of the gross loan amount. Eg if the loan is for £1,000,000 our arrangement fee will be £20,000.

A 1% exit fee will be charged on redemption.

Upon receipt of official offer letter from our credit committee, we will require valuation fees and legal undertakings to be paid.

Our interest starts at 0.75% PCM compounded across the loan on total funds drawdown. You do not pay for funds not drawn.

Our interest rate is decided upon by our committee and may increase when risk parameters are considered.

I have limited equity for my development project?

Forthill Capital can arrange either an equity partner to enter a joint venture arrangement for your deal.

If your scheme is a city centre apartment scheme or an area of high rental demand. We can then pre sell your development using our international network of agents.

This will directly go towards your equity requirements in the project and de-risk the project from a lending perspective.

I have stalled in a project and need a lender to take out existing lender?

We will consider part complete projects, if it is feasible to finish the project within typical loan parameters.

A full understanding of the project life cycle is required and satisfactory due diligence will be required from Forthill Capital appointed representatives.
